1. What these terms cover

These Terms of Service govern your use of the BossBunk website at bossbunk.com, the BossBunk application, and the direct-booking websites, calendar sync, payments, and related services that BossBunk provides to hosts (together, the Services).

By creating an account, accessing bossbunk.com, or using any of the Services, you agree to these Terms. If you use the Services on behalf of an organization, you confirm that you have the authority to bind that organization to these Terms.

2. Who BossBunk is and who these terms apply to

BossBunk provides software that helps hosts publish a branded direct-booking website, keep availability in sync across booking channels, accept payments, and communicate with guests. These Terms apply to everyone who uses the Services, including hosts, members of host teams, and guests who book a stay on a BossBunk-powered site.

A booking made on a host's site is an agreement between the guest and the host. BossBunk provides the technology that makes the booking possible but is not a party to the stay itself. Guests and hosts should review the host's own policies for details such as cancellation and refund rules.

3. Accounts

You must be at least 18 years old to create an account. You agree to provide accurate, current, and complete information, to keep your login credentials secure, and to notify us promptly if you believe your account has been compromised.

You are responsible for everything done through your account. If you manage an account for an organization, you control which team members have access and what they can do.

4. Host obligations

You are responsible for the accuracy of the listings, rates, availability, and policies you publish, and for keeping your calendar honest across every channel you sync. You are also responsible for fulfilling the reservations you accept.

You agree to operate your listing in compliance with applicable law, including local short-term rental rules, tax obligations, and any requirements of the platforms you sync with. BossBunk is not responsible for how you operate your rental business.

5. Payments

Payments are processed through Stripe, which collects and handles payment card data according to its own terms and privacy policy. BossBunk does not store full card numbers.

Deposits, balances, refunds, and payouts are handled through your connected Stripe account and the payout schedule that account uses. Fees for the Services are described on bossbunk.com before you commit to a paid plan. You are responsible for any taxes that apply to your bookings and to your use of the Services.

6. Acceptable use

You agree not to misuse the Services. That includes attempting to access systems or data you are not authorized to reach, uploading unlawful or infringing content, scraping or harvesting personal information, sending unsolicited messages, or interfering with other users' ability to use the Services.

7. Content and intellectual property

You keep the rights to the content you submit, including your listing details, photos, and policies. You grant BossBunk a limited license to host, display, process, and distribute that content as needed to operate the Services, including publishing it on your booking site and syncing it with the channels you connect.

The BossBunk software, branding, and materials are owned by BossBunk. Nothing in these Terms transfers any ownership right to you.

8. Termination and suspension

You may stop using the Services at any time. BossBunk may suspend or terminate an account that breaches these Terms, violates the law, or creates risk for guests, hosts, or the Services.

Sections of these Terms that should naturally survive termination, such as the disclaimers, limitation of liability, and indemnification, will survive.

9. Disclaimers

The Services are provided as is and as available. To the extent permitted by law, BossBunk makes no warranties about the Services, including no warranty that they will be uninterrupted, error-free, or that calendar sync with third-party platforms will always be timely.

Calendar availability ultimately depends on third-party platforms such as Airbnb, Vrbo, and Booking.com, and BossBunk has no control over those services.

10. Limitation of liability

To the maximum extent permitted by law, BossBunk is not liable for indirect, incidental, special, or consequential damages, or for lost profits or data, arising out of your use of the Services.

BossBunk's total liability for any claim related to the Services is limited to the amounts you paid to BossBunk in the twelve months before the claim arose.

11. Indemnification

You agree to indemnify and hold BossBunk harmless from claims, damages, and reasonable expenses arising out of your listings, your bookings, your use of the Services, or your breach of these Terms.

12. Changes to these terms

We may update these Terms from time to time. Changes take effect when they are posted, and we will make a reasonable effort to notify you of material changes by email or within the app. Continuing to use the Services after changes take effect means you accept the updated Terms.

13. Governing law

These Terms are governed by the laws of the United States and the State of California, without regard to its conflict-of-laws principles. Any dispute arising out of these Terms will be brought in the state or federal courts located in California.
